Virestia's FAQ for Tulum Property Management

Yes, we manage all maintenance requests. We’ll cover the cost of any specialty services, which will be added to your monthly invoice.

For a one-time fee, Virestia will handle everything from furnishing to setup. We’ll help design each room to maximize its rental potential, arrange professional staging and photography. 

You can set any rules you like for your property. While we have standard rules in place, we can include any additional rules you specify in the listing.

Our monthly fee is 25% to 35% of the total revenue, depending on the property.

A cleaning fee is charged to each guest as part of their reservation. We determine the fee based on the property’s size and needs. This covers indoor and outdoor cleaning, laundry, and staging. The cleaning costs are paid to the crew throughout the month and included in your monthly invoice.

We inspect each property after every guest check-out. Our cleaning team conducts these inspections using a detailed checklist to identify any issues. Any necessary claims will be filed within 24 hours.

We recommend keeping receipts and photos of expensive items. For smaller items like dishware, and for linens and towels, keep receipts to simplify replacements. Also, save serial numbers for valuable items.

Virestia will hire local vendors for maintenance, but you are responsible for the costs.

Yes, you can stay at your property. We will manage it as if you were a guest. A management fee at a discounted rate will apply.
