One gate, four different hillsides.

Pedregal reads as a single address, but it isn't a single furnishing brief. A condo at the marina base — Luna Pedregal, Portofino, Pedregal Towers — turns over on foot traffic and a five-minute walk to the marina. A hacienda-style estate on the cobblestone rise along Camino de la Plaza has been in the same family since the 1980s. An arch-view villa higher up is glass-forward construction from the last few years, built to a different architectural language entirely. Pedregal Heights, at the ridge, sits above all of it — the longest drive from the gate, the widest views, and its own layer of sub-HOA rules. We start every project by placing the house on that hillside, because a marina-base condo and a ridge estate answer to different guests, different rate ceilings, and different furniture.

The community itself has held its character for fifty years — hand-laid cobblestone streets, a private Pacific beach, an HOA that has been quietly setting the tone since architect Manuel Díaz Rivera planned the hillside in 1974. A house here should read as part of that continuity, not as a showroom piece dropped onto a lot. It's the same discipline behind our interior design across Los Cabos — it simply carries more weight in a community this aware of its own architecture.

The furniture answers to the tier.

Pedregal's four tiers carry four different guests and four different rate ceilings — the detail is set out on our Pedregal property management page. What that means at specification is straightforward: a marina-base condo furnished for a couple on a long weekend is a different brief from a ridge estate booked a year out by a family expecting the view to justify the rate. The base-tier condo needs furniture that survives higher turnover in a smaller footprint without feeling compressed. The ridge estate needs rooms composed around the 270° view — seating that doesn't compete with the window line, a dining table sized for the booking it actually gets.

Every tier shares one condition the rest of Los Cabos doesn't carry at the same intensity: this hillside takes the heaviest salt exposure in the region, and Pacific-facing rooms fade and pit faster than anything on the Sea of Cortez side. Exterior furniture, metal hardware, and terrace textiles are specified against that dose specifically, not against a general Los Cabos standard — a distinction that shows up in year three, not on install day.

Quarried volcanic stone, honed for the terraces and loggias that shade a Pedregal villa from noon sun. Cool underfoot, and immune to the salt that pits softer surfaces on the Pacific-facing lots.

Blown in Jalisco workshops, no two pieces alike. Pendants and vessels that hold the light differently depending on which side of the hill a room faces — softer on the marina flank, harder against the open Pacific.

Performance linen and acrylic specified by UV exposure class, tightened further for Pedregal's western and southern frontages, where the salt dose is the highest in Los Cabos and a standard Corridor spec fades within a season.

A typical Pedregal residence — condo or estate — moves through four phases. The shape holds regardless of tier; the gate scheduling and material specification inside each phase change with where on the hillside the house sits.

Walk the property, place it on the hill

We walk the residence at the hours that matter, confirm which of Pedregal's four tiers it sits in, and map its exposure — Pacific-facing, marina-facing, or the mixed exposure a ridge property gets from both. HOA file, gate credentials, and any sub-HOA layer at Pedregal Heights are confirmed before specification starts.

A full specification book — every piece, finish, and fabric, dosed to the exposure confirmed in week one. Sourcing runs through Mexican trade suppliers and workshops; freight to the peninsula is planned honestly around ferry and highway transit, not assumed away.

Every delivery clears the same guarded checkpoint on Boulevard Marina that every guest and vendor clears. We file standing credentials and a consolidated delivery schedule with Pedregal security before the first truck arrives, so the install runs in one mobilization rather than a month of one-off gate calls.

Photograph the house, hand it off

Styling set, photographer on site across a full day of light — arch-view rooms shot at the hour the view earns its rate. You receive the edited set, a housekeeping styling guide, and a sourcing book, with a direct handoff to Los Cabos management for owners who want it.

ProcurementHow buying works

We buy it, receive it, and account for it.

Once the specification book is approved, we buy against it — trade accounts across Mexico and with suppliers outside the country, freight consolidated so the property takes deliveries in a handful of gate-credentialed windows rather than dozens of one-off calls to the Pedregal security desk. Receiving inspection happens at the truck, before anything clears the checkpoint, so damage is caught before install day rather than on it.

The fee is flat, set at the concept stage against the scope of the project, separate from the cost of what's purchased. Items are invoiced at what they cost, and you receive an itemized record of every purchase — supplier, price, and where it went in the house. Two paths exist for owners weighing scope — full furnishing or a lighter finish layer for a property that already has case goods — with typical investment ranges published on our Los Cabos design page.

A specification that stops at furniture is a house nobody can check into. The scope covers what the property needs to open: case goods and soft seating, mattresses and bedding, window treatments, lighting, kitchen equipment and glassware, televisions and electronics, art and decor. Anything outside the agreed scope is quoted before it's ordered — and the fixed quote itself only arrives after a walkthrough, once we've confirmed the tier and exposure the house actually has.

Every project ends with a photographer on site, timed to the hours when Pedregal's light does the most for the rooms. The Arch and the Pacific horizon are the two things every guest photographs, and the interior's job is to frame them without competing. Interiors, exteriors, the pool at the hour it looks best, and detail frames for whichever tier of the hillside the house sits on.

You receive the full edited set with rights to use them anywhere — Airbnb, Vrbo, Booking, your own site, a broker's listing if you sell. The images belong to the property, not to us. Photography is written into the project rather than quoted as an extra at the end.

Before the walkthrough.

Yes — the marina-base condos, the mid-hill hacienda estates along Camino de la Plaza, the arch-view villas, and Pedregal Heights at the ridge. The specification changes by tier; the studio doesn't.

Every delivery is scheduled against Pedregal security's own credentialing process, the same one used for guest arrivals and vendor access. We consolidate freight into a handful of windows filed with the gate in advance, rather than requesting one-off clearance for every truck.

Pedregal's HOA has held the line on the hillside's character since it was planned in 1974, and while day-to-day furnishing decisions are the owner's, exterior work and anything visible from the street or a neighboring lot should be confirmed against the HOA's rules before it's specified. We flag anything that needs sign-off during the walkthrough.

Pedregal carries the heaviest salt exposure in Los Cabos, and the dose isn't even across the hillside — western and southern frontages take direct Pacific spray, while the eastern, marina-facing flank is comparatively sheltered. We specify exterior metal, textiles, and finishes to the exposure the house actually has, not a flat Los Cabos average.

There's no published rate card — Pedregal spans a walk-to-town condo and a ridge estate, and those aren't the same project. Every engagement is quoted at a fixed scope after the walkthrough, once we know the tier, the exposure, and whether the brief is full furnishing or a finish layer on top of existing case goods.
