The brief Baja writes

Desert light is the client.

Tulum interiors are designed against shade — jungle canopy, filtered green light, humidity that never leaves. Los Cabos is the opposite brief. Hard sun almost every day of the year. Ultraviolet that flattens cheap color in a season. Salt carried off two different bodies of water. Dust that arrives on the wind and settles into everything open-weave. And in a rental, the wear of weekly turnover on top of all of it.

Most villas here are furnished against that brief rather than for it. Catalog pieces chosen in air conditioning, faded on the terrace by the second summer. The properties that hold their rate ceilings are the ones where every material was selected with the sun in the room.

We design for what the light does to a room at four in the afternoon — not for how the showroom looked in October.

That means testing every exterior fabric against UV exposure class, every metal against salt drift, every finish against the abrasion of dust and turnover cleaning. It means composition built around the two things every Los Cabos guest photographs: the water and the horizon. The interior's job is to frame them, hold its color, and photograph at rate-justifying quality two hundred nights a year.

Pacific-facing villas stacked on rock above the marina. Interiors here take the hardest salt exposure in Los Cabos and the widest guest mix — walk-to-town condos at the base, arch-view estates at the ridge. Design leans durable, grounded, and shaded: deep loggias, heavy stone, textiles that shrug off the spray line.

Palmilla

A dozen communities inside one gate, from Caleta beachfront to the golf-side enclaves. The Sea of Cortez is calmer here and so is the palette — bone, sand, glass, and blue held in reserve. Sub-HOA by sub-HOA, the finish level guests expect tracks the One&Only next door.

Querencia

Private golf community, low density, long views over the Sea of Cortez. Residences here are larger and quieter — design for extended family stays and repeat guests, where the brief is less resort and more estate. Material honesty over spectacle.

  1. Cantera stone

    Quarried volcanic stone, cool underfoot at noon, warm at dusk. Floors, surrounds, and carved basins that read as geology rather than décor — and outlast every guest who walks on them.

    The hardwood of the Sonoran desert. Dense, dark, nearly indifferent to dry heat. Dining tables and doors with the weight the architecture asks for, from wood that belongs to this latitude — not a tropical species fighting the climate.

The process

Twelve to sixteen weeks, marked like the road.

Everything in Los Cabos is measured in kilometers along the Transpeninsular — addresses, directions, distance from the airport. A project moves the same way: four markers between the first walkthrough and the first booked guest.

Walk the property in its own light

Weeks 01–03

We walk the residence at the hours that matter — morning, late afternoon, dusk. Light study, flow study, exposure mapping, HOA and gate logistics. We return with a direction and a fixed scope, in person or over video for remote owners.

Km 9.5 — The specification

Weeks 04–09

A full specification book — every piece, finish, and fabric, with UV and salt class noted. Sourcing runs through trade suppliers and Mexican workshops; freight to the peninsula crosses by ferry from the mainland or trucks down the 1. We plan that window honestly, because Baja adds real transit time and pretending otherwise is how install dates slip.

Km 19.5 — The installation

Install in one window

Weeks 10–13

Studio-led, on site. Execution runs through vetted Los Cabos trade partners — receiving, assembly, hanging, styling — under our direction for the full window. Empty to guest-ready in a single mobilization, coordinated with community security and HOA delivery rules so the gate never becomes the delay.

Editorial photography timed to the light. A turnover styling guide for the housekeeping team, a sourcing book for replacements, and — for owners who want ongoing operation — a direct handoff to our Los Cabos management team.

Plainly, on how this is run: Virestia's design studio is based in the Riviera Maya, and the maker network there was built over years — we will not pretend to have duplicated it in Baja overnight. Los Cabos projects are led by the studio end to end, specified against this climate, and installed through local execution partners we have vetted for exactly this work. You will always know who is standing in your house, and one of us is always among them.

Can you run the entire project while I'm out of the country?
Yes — most of our Los Cabos owners are in the US or Canada and never attend the install. The walkthrough can be held over video, the specification book is reviewed remotely, and you receive photographic documentation at every phase. This is the same absentee-owner model our Los Cabos management operation is built on.
How do you handle HOA and gate logistics in Pedregal, Palmilla, or Querencia?
Delivery windows, vendor credentialing, and security coordination are planned into the installation schedule before a single truck is booked. Each community has its own rules — Pedregal's per-arrival gate coordination is not Palmilla's sub-HOA process — and we operate inside all three.
Is design available without property management?
Yes. Design is a standalone service. Owners who want ongoing operation after install can retain management, and the handoff between the two is direct — the team that styled the villa briefs the team that runs it.
Why not just buy a furniture package from a showroom?
Packages are chosen indoors and priced to close a real estate sale, not to survive this climate or earn a nightly rate. Fabrics fade, veneers lift, and every villa on the street photographs the same. Specification against UV, salt, and turnover — and composition built for the camera — is the difference between furniture and yield.
When should a project start, given hurricane season?
Storm season runs June through October, with September the historical peak. We schedule installation windows and freight arrivals around it, and exterior specification assumes a named-storm event — because on this coast, every serious operator plans for one.
How much does it cost to furnish a villa in Los Cabos?
Full furnishing for a Los Cabos villa typically runs $40,000 to $120,000 and up, depending on bedroom count, finish tier, and how much is custom. Condos and smaller residences generally land between $25,000 and $60,000. If the property already has case goods from a developer package, the finish layer starts around $15,000. Every project is quoted at a fixed scope after the walkthrough — no percentage-of-spend surprises.
How long does a Los Cabos furnishing project take?
Twelve to sixteen weeks from walkthrough to guest-ready for a full furnishing. Freight to the peninsula is the variable — goods cross by ferry from the mainland or truck down Highway 1, and that transit is planned into the schedule rather than discovered halfway through. A finish-layer project moves considerably faster, often four to six weeks.
Do you work in both Cabo San Lucas and San José del Cabo?
Yes — the whole municipality and the Corridor between the two towns, including Pedregal, Palmilla, Querencia, Cabo del Sol, Puerto Los Cabos, Diamante, Chileno Bay, Punta Ballena, El Dorado, Rancho San Lucas, Club Campestre, and out to the East Cape.
¿Trabajan en español? Do you work with Mexican suppliers?
Sí. The studio works in English and Spanish, and sourcing runs primarily through Mexican trade suppliers, artisans, and workshops — with imported pieces specified only when nothing regional answers the brief. Owners receive documentation in whichever language they prefer.
I just closed on a pre-construction condo. When should furnishing start?
Start the walkthrough conversation before handover, not after. Specification and sourcing can run in parallel with the final construction weeks, which compresses the gap between getting your keys and getting your first booking. Most owners who wait until handover lose a full season to lead times.
Do you design condos as well as villas?
Both. The material logic is the same; the composition adapts to the space and the rate tier. Marina-adjacent condos in lower Pedregal and estate residences in Querencia are different briefs, and priced as such.
Who owns the furniture after installation?
You do, from the day it is installed. Virestia is a design and management company, not a furniture leasing business. Every piece is documented in your sourcing book with supplier and replacement details.
