A furniture package is a fixed scope of work that takes a property from empty, or from the developer's standard fit-out, to guest-ready on its own terms. Every room furnished, every drawer filled, every surface a guest will touch specified in advance and delivered as a single installation.

It is not a shopping list handed back to the owner. We specify it, we buy it, we receive it, we build it, we style it, and we photograph it. The owner approves the specification book once and sees the unit again on the day it's finished.

The distinction that matters in Miami is between the package and the building's package. A large share of the condos in this market were sold furnished, off one specification, replicated by the hundred. The work here is in the weeks between a scope and a unit that reads, on a search page, as a specific place rather than another floor plan.

The furniture is the visible half.

A unit that photographs beautifully and has four wine glasses for six guests is not a finished property, and the gap shows up on the first turnover.

So the package is built to a guest count, not a room count. Beds, sofas, dining, storage, and terrace furniture set the shape of the unit. Then the inventory underneath it gets sized to full occupancy — kitchenware and glassware to the maximum sleeping count with a margin, linens at three sets per bed so a turnover never waits on a laundry cycle, towels on the same par, and the small hardware nobody itemizes until it's missing at eleven at night.

Art, ceramics, and textiles come last and are treated as part of the specification rather than an afterthought. In a building where three hundred units share the same floor plan, the same appliances, and the same starting furniture kit, the styling layer is most of what separates a listing a guest remembers from one they scroll past.

Everything is documented. The unit is handed over with a photographed inventory, a sourcing book listing where each piece came from, and a styling guide the housekeeping team works from so the property looks on night two hundred the way it looked in the listing photos.

Most units in this market start from the same box.

Downtown Miami and Brickell now hold entire towers engineered for nightly rental, delivered furnished at closing off one developer specification. Hundreds of units in the same building open with the same sofa, the same headboard, the same styling. A furniture package here is not competing against an empty unit. It's competing against the box the developer already shipped, and the case for it is the same one that piece makes: interior asset hardening, taking a unit past the building baseline, is what a guest can actually see and a pricing algorithm can't erase.

The upside of Miami as a market to furnish in is that almost none of this is a logistics problem the way it is in a market that clears goods through customs. What we buy is bought domestically — South Florida trade suppliers, upholsterers, and metalworkers most of the time, with pieces commissioned further afield only when the brief calls for something specific. There's no import step, no broker, no border variance to plan around.

What replaces it is the building. A purpose-built tower runs its own delivery discipline — a loading dock reservation, a booked service elevator, a certificate of insurance from every mover before the doors open, and hours set by the association rather than by us. None of that is negotiable and all of it is scheduled in advance, so a package never shows up to find the freight elevator already booked for someone else's move.

Someone from our team receives every delivery and manages the building's process directly. Owners closing on a unit from another country are not asked to fly in for a loading dock reservation, and most don't.

One window, scheduled against the building's loading dock and elevator reservation. A dedicated crew, everything staged, built, and placed. The unit goes from developer-standard to finished without a sequence of partial deliveries.

Photography, inventory documentation, sourcing book, styling guide. The listing is ready to relaunch on handover day.

Everything required to open or relaunch the property. Furniture for every room, exterior and pool furniture for villas, kitchenware and glassware sized to the maximum guest count, linens and towels at three sets per bed, art and styling, and the small inventory a property needs on its first turnover. The unit is handed over photographed, documented, and ready to list.

It depends on the size of the unit, the guest count, and how much of the specification replaces versus adds to what's already there. We quote a single figure after the walkthrough, against a written specification, and we don't publish rate cards — a one-bedroom investor unit and a five-bedroom villa are not the same project and a published range would mislead on both.
