The unit came furnished. It didn't come finished.
Most new-build condos in Tulum arrive with a developer furniture package already installed — a bed, a sofa, a dining table, case goods bought in bulk by the developer to close the sale. It is furniture in the strict sense. It is rarely a finished room.
What a developer package almost never includes is the layer that actually reads in a listing photo and holds a nightly rate: drapery, layered lighting, textiles, art, ceramics, and the final styling pass that composes a room instead of just filling it. That gap is invisible in a walkthrough with an agent and unmistakable in a guest's first photo of the space.
The Airbnb styling package closes that gap. We work with what the unit already has — the case goods stay — and specify, source, and install everything the package stopped short of. It is a narrower, faster, and less expensive engagement than furnishing a unit from empty, because most of the unit is already there.
This is not the same service as a full furniture package or a styling refresh. A furniture package starts from an empty shell. A styling refresh re-styles a property that has been operating for a while and has gone quiet on the listing — the furniture is already in place and already lived-in. This service sits between the two: a unit that has never been finished, completed once, correctly, before its first guest.
For a whole-house project developed from a blank material palette rather than an existing package, that's Tulum interior design, the studio's full-scope service.
Sized to what the unit already has.
Full furnishing
Empty unit to guest-ready. Concept, full specification, procurement, customs, installation, styling, and photography — for units with no developer package, gut renovations, and villas whose interiors have stopped earning their rate.
The finish layer
The unit has its case goods — usually from a developer package — and looks furnished, not finished. We complete what the package never included: drapery, lighting, textiles, art, objects, and final styling. The difference between furnished and finished is the difference a guest pays a higher rate for.
Figures are typical ranges modeled on comparable Virestia markets; scope and a fixed quote are set at the walkthrough against your unit's actual condition. Procurement is transparent — you own every piece from the day it is installed.
Most common in new-build condos.
A developer furniture package is the default in a specific slice of the market — new construction, sold furnished as a closing incentive. These two submarkets are where the finish layer is the most common walkthrough we run.
Aldea Zamá
The submarket where a developer furniture package is closest to the default. Most new-build condos here closed with a base package included in the sale — the finish layer is the most common styling engagement we run in Aldea Zamá.
Aldea Zamá property management →La Veleta
New-build villas and boutique condo buildings, several with the same developer-package pattern. A design-aware guest base here means the styling layer carries real weight in the booking decision, not just the photographs.
La Veleta property management →Before the walkthrough.
A furniture package starts from an empty unit — every room specified, sourced, and installed from nothing. The Airbnb styling package starts from a unit that already has its case goods, usually from a developer furniture package, and completes the layer the package left out: drapery, lighting, textiles, art, objects, and final styling. It is narrower in scope and faster and less expensive as a result.
A styling refresh is for a property that has been furnished and operating for a while and has gone quiet on the listing — palette correction, soft goods, and accessories layered onto furniture that is already lived-in. This service is for a unit that was never finished to begin with, most often a new-build condo whose developer package stopped at case goods before the first guest ever arrived.
Drapery and window treatments, layered lighting beyond the builder-grade fixtures, textiles for beds and seating, art and wall objects, ceramics and styling accessories, and the final composition pass that arranges everything for how a room actually photographs and lives. The case goods — bed frames, sofas, dining tables — stay; we build around what's already there.
Very. New-build condos across both submarkets frequently close with a base furniture package included in the sale — it closes the transaction, not the listing. The package is furniture in the technical sense and rarely a finished, photograph-ready room. This is the single most common walkthrough we run in both areas.
Figures modeled on comparable Virestia markets start around $15,000 for a unit with a straightforward developer package, scaling with size, ceiling height, and how much custom work is involved. A fixed figure is quoted after the walkthrough against a specification book you approve line by line — no percentage-of-spend surprises.
Considerably faster than a full furniture package, because most of the unit is already in place. Most finish-layer engagements move in four to six weeks from walkthrough to installed, depending on how much is commissioned locally versus imported.
Yes — most of our Tulum owners are abroad. The walkthrough can run by video with a property manager or builder on site, the specification book is approved remotely, and you receive photographic documentation through installation. This is the same absentee-owner model our Tulum property management operation is built on.
Yes. The styling package is a standalone service. Owners who want ongoing operation afterward can also retain Tulum property management, and the handoff between the two is direct.
The walkthrough tells us that honestly. If the case goods themselves are wrong for the property or missing outright, the right engagement is a full furniture package rather than the finish layer, and we'll say so rather than force a scope that doesn't fit the unit.
You do, from the day they're installed. Virestia is a design and management company, not a furniture leasing business. Every piece is documented with supplier and replacement details.
Finish what the package started.
The first step is a walkthrough — in person in Tulum, or by video call for owners abroad. You leave it with a scope and a figure, at no cost.
