What the climate does to an empty residence
Tulum is humid year-round. Sit a villa or a condo empty, close it up, switch the air off, and the air inside crosses sixty percent humidity within days. That is the line where mold begins.
From there it moves quietly. Across grout and ceilings. Into the leather, the mattresses, the cushions, the clothing left in a closet. Wood swells and the joints give. Custodia is a monthly program that keeps a Tulum residence in condition while you are elsewhere.

Mechanical. Air conditioning serviced on the schedule a tropical coast demands, filters changed, condensate lines cleared before they back up. Appliances run so seals stay alive. Plumbing exercised so traps do not dry out and let the smell of the line into the house.
Water and pool. The pool and its equipment kept turning over and chemically correct, so it never reaches the green that takes a week to fix and a guest's photo to remember. Water heater sediment managed. Leaks caught early, while they are still small.
